Cancellations

Bell In the Woods B&B and Nightly Rentals is a small operation in a very popular Kanai Fjords National Park area so cancellations affect us greatly, as we are a "Destination Property” that makes filling cancelled rooms within a limited time frame rare to impossible.

 

  Every reservation we receive is important and special to us. We take great care in preparing for your arrival - from room preparation to creating a breakfast menu suited to your dietary needs. 
We sincerely appreciate each reservation we receive! It means we've committed to have your room ready and available upon your arrival. 

   Please review our Cancellation policy below:

* All reservations must be cancelled in writing via Email.

   NOTE: Voice mail is not a form of cancellation request.

* Booked reservations will not be considered as cancelled without formal cancellation email.


* Reservations made via third party platforms like Expedia Group, Booking.com or Airbnb  may have a different cancellation Policy and must be cancelled by guest only through the platform used to make such reservation.

 

* NOTICE OF CANCELLATION MORE THAN 2 WEEKS (14 days) or (7 Days during "Winter Season") Cancellations made 14 days before arrival will incur no charge – the deposit will be returned in the same form by which it was paid. 


* NOTICE OF CANCELLATION LESS THAN 2 WEEKS (14 day):
If you cancel less than 14 days to 48 HOURS prior check-in date, your Deposit is NON REFUNDBLE. 
Full amount of a deposit can be converted to "Cancellation Certificate" and used for a future reservation within one (1) calendar year from the date of cancellation for any available accommodation.* NOTICE OF CANCELLATION LESS THAN 48 HOURS (24 hours during "Winter Season")


48 HOURS OR LESS PRIOR TO YOUR CHECK IN DAY WILL REQUIRE A FULL PAYMENT CHARGE OF YOUR RESERVATION

Full amount of your stay can be converted to "Cancellation Certificate" and used for a future reservation within one (1) calendar year from the date of cancelation for any available accommodation. 

* "Cancellation Certificate" have NO CASH value, nor refundable or can be transferred to any other person or facility.


* No refunds or compensations will be offered for early departures.   
 * We are not responsible for the weather, flight delays, road closures, acts of nature or mistakes you may have made with your reserved dates/itinerary or flight schedules during your trip.
For this reason, we HIGHLY recommend all visitors to purchase TRAVEL/TRIP INSURANCE. 


* Winter Season Dates September 15-May 15 .

    We do not offer any meal services during our winter season nor Main Lobby is open to guest. All rented accommodations must be treated as a Nightly Rental with out any additional services.


 
 

COVID-19 RULES

* Covid-19 Cancellation Policy:
By now, we can expect all of our guests are well aware of the risk of COVID-19 spread, and as such, the risk they are taking when making new reservations.

Check-in & Check-out

Early Check In: We allow arrival time flexibility with 24 hour notice or by prior arrangement as long as there is good "advance" communication. Contact us if needed.


Check In:  3-9 pm


Check Out: 10-11 am


Late Check Out: 12pm ($50 Fee) 


Rates and Taxes

Most rates at  Bell In the Woods B&B and Nightly Rentals include our full 3-course gourmet breakfast each morning of your stay.


Complimentary coffee, tea and snacks are available throughout the day in our dining room. Please do not hesitate to contact us prior to your stay if you may have any dietary restrictions or preferences so we can better accommodate you and your loved ones.

48 Hour Notice required for all Dietary Restrictions but we will try our best to accommodate your request.


We offer delicious “To Go” breakfasts for the very early hikers, anglers, fisherman, or mountain climbers as early as 6:30am. 


All rates include daily housekeeping and on-site management. All rates are quoted per accommodation/per night for 2 person occupancy. A $50 fee per person per night  will be charged for any additional guests.


Rates are subject to 3% Borough tax (not included in nightly rate).

Reservations

To reserve a room at Bell In The Woods Bed & Breakfast and Nightly Rentals you may:



Reservations at Bell In The Woods must be secured with a valid credit card. We accept cash and most major credit cards, including Visa, MasterCard, American Express and Discover.


All gift card cards, coupons, vouchers, cancellation certificates , and/or gift certificates must be declared at time of booking.

30 % deposit is due at the time of booking via credit card. The remaining balance is due 48 Hours Prior to Arrival. 

Note: Credit card on file will be used to satisfy balance due. If you wish to change Payment method please notify us via no later than 48 hours prior to arrival. 


Younger Guests

Bell In The Woods Bed and Breakfast caters primarily to couples, families with children ( 5+ years of age) and individuals looking for a get-away from the hectic every-day world. As parents ourselves, we often travel with our children yet there are times we want to leave them at home no matter how much they are loved. For that reason we ask guests with children to be considerate of guests who are traveling alone or as a couple. Children of any age must be accompanied by parent /guardian at all times.


Guest with children ages of 5 and older are welcome in our Private Apartment Style Suites.

Because of our property setting we can not guaranty the privacies needed for families with young children.


Please Note :

* NO MINORS  OF ANY AGE ARE PERMITED IN OUR PRIVATE ROOMS

* NO MINORS UNDER AGE OF 5 ARE PERMITTED IN ANY ACCOMODATIONS


Pets

Although we are animal lovers ourselves, we understand that many of our guests have pet allergies. Therefore, NO PETS. 


Smoking and Candle Burning

For the safety and comfort of all of our guests, we don't allow smoking, fireworks, or incense/candle burning in any of our guestrooms. Smoking or Vaping of any kind is PROHIBITAT on any of the grounds of the Bell In The Woods. Violation of this policy may result in a $500 cleaning fee and you will be required to leave the property without refund immediately.


Privacy

Bell In The Woods B&B is for use by registered guests only. Absolutely no visitors, friends, family, guests of guests, extra people of any kind or tours are allowed. Information collected is not shared and is only used to provide guests with information regarding their reservation.


Alcoholic Beverages

Bell In The Woods does not hold a license to resell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly.


There are several establishments to purchase locally as well. Hard Liquor, Wine, Beer, and Champaign are permitted.

Bell In The Woods and/or employees will not be held responsible for any incidents.


Owners Rights

Bell In The Woods B&B and Nightly Rentals is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury or for the loss of money, jewelry, or valuables of any kind.


Parking

We provide free parking for guests only. Please be advised we have one space per room available, please let us know if you will need more than one space upon arrival.
